Rental Criteria for Below Market Applications
Household Members must have a minimum monthly income of 2 times the rental rate.
Households must earn no more than the annual income levels listed above at 80%, 100%, 120% AMI.Displaced Tenant Housing Program (DTHP) participants may receive priority with proof of certificate. More information can be found HERE

Income & Application Documentation Required
Initial documents pertaining to your household may be submitted to the leasing office via email, in person or by mail within 5 days of receipt “Household Eligibility Questionnaire”.
People in your household may need special income calculations if they:
Are full-time students (but not the primary applicant).
Receive non-taxable income (non-taxable income might include SSI, SSDI, child support payments, and worker’s compensation benefits).Please note that additional affidavits and forms or back up documentation may be required based on the specific make up of a household and what is derived from the information provided on initial applications.

- Renter pays PG&E bill directly.
- Utility bills (water, sewer, trash) are included in the rent.
- Replacement fobs $35/remotes are $150 each.
- Late rent payment fee is $50.
- Returned Check Fee: $50
- Parking Fees: $350-$525/ month
- Pet Rent: $75/ month + additional deposit up to $500
